How to Keep Your House’s Original Title Safe?

An original Issue Document of Title (IDT) is a copy of the Register Document of Title. An original IDT is proof of ownership issued to the registered owner of a property.

A master title of a housing development can be subdivided into individual titles or strata titles. The individual title applies to landed properties, shophouses, and factories that are not multi-stories. The strata title applies to multi-story buildings, shophouses, apartments, condominiums, and landed properties under the gated and guarded community scheme.   

The IDT can be freehold or leasehold (up to a maximum of 99 years).

This is a very important document. Can you laminate it or frame it like a photograph or a painting? The answer is NO, NO, NO!

According to the Malaysian Land Office’s guidelines, an owner of a property shall apply for a new duplicate IDT IF an original IDT is:

  1. Damaged (Rosak);
  2. Destroyed (Hancur); or
  3. Lost in possession (Hilang).

Damaged Title

An original IDT is deemed damaged due to any disastrous event or old or being laminated.

Destroyed Title

An original IDT is destroyed because it was lost in the owner’s possession or by parties with proprietary interests. At the same time, the duplicate title in the possession of the respective land office is also lost, and information is lacking.

Lost Title

Lastly, an original IDT is considered lost when it is stolen or misplaced in the possession of the registered owner.

Therefore, please keep your original title in a safe and secure place that you remember.
